Rooted. Resilient. Compounding.
Investing in the markets we know best: Northwest Arkansas, Oklahoma City, and Phoenix.
One commitment. A diversified portfolio.
Iron Oak is built differently from a typical deal-by-deal raise. Investors commit once, and capital is called only when a specific deal is ready to close, so your capital doesn't sit idle.
Every investor owns a share of the whole fund in proportion to their commitment, not a slice of a single property. That means exposure to a diversified group of cash-flowing investments, with everyone sharing in the same results.
How it works
Commit
Investors make a single commitment to the fund rather than choosing individual deals.
Deploy
Capital is called in stages as deals are ready to close, then put to work right away.
Share
Distributions flow from the whole portfolio, pro rata to each investor's commitment.
Where the capital goes
Equity recapture
Buying out existing developer or partner positions in stabilized assets, at an attractive basis with cash flow from the start.
Asset acquisition
Acquiring quality properties below replacement cost in neighborhoods where new supply is hard to come by.
Development
New projects in Northwest Arkansas and Phoenix, where housing demand continues to outpace supply.
Financial instruments
Predictable, more liquid positions that anchor fund distributions and balance the appreciation-driven real estate.

Markets we know well.
We invest where we live, build, and operate, with local relationships and firsthand knowledge of each submarket.
Northwest Arkansas
Our home base, and one of the fastest-growing regions in the country, with more than a decade of development and ownership behind us.
Oklahoma City
A market where we already own and operate multifamily, with steady demand and an attractive cost basis.
Phoenix
A large, supply-constrained housing market with long-term population growth and strong development opportunities.

Aligned with our investors
We do not charge an asset management fee on committed capital. Southledge earns its share from the performance of the deals themselves, only after investors see their returns first.
Our team brings experience across multifamily development, investment sales, operations, and capital markets. We only win when our investors do.
